THE TURNKEY HOUSE

Access
Access to the property is by cobble street, you can park your car in the street right next to the house. It has two entrances, one through a metal gate to the courtyard from which you enter the kitchen, another one around the corner to the interior stairway.

The house
You will find modern and comfortable living conditions in a historic building. Enjoy magnificent views and the peace of rural life in a small village.
The kitchen features all the necessary appliances, a logburner which is inserted into the fireplace, a ceiling fan and a dining space for 6 persons.
From here you get into the hallway which leads you to 2 bedrooms and a bathroom on the same level.
The modern bathroom has 2 sinks, shower, bidet, WC and bath and was renovated with lots of taste. It has an electric heater. There is one double-bed bedroom and another very spacious bedroom which can be divided into two separate bedrooms if you wanted to build up a wall in the middle, which originally had been there. Both bedrooms have AC with cooling and heating function.
Down the stairs from the hallway you face the entrance/exit to the street. On the left there is another bedroom, on the right you enter an ample living area and lounge with AC. Rustic features such as the old wooden beams add lots of charm to the living room. If you look through the window, you will see the two stone ruins just across the street with the additional rustic land. Perfect, if you are looking for some lush green outdoor space and renovation projects!
Lots of windows let natural light in, all of them are double glazed and have shutters. The ceilings are paneled and due to the height leave you with a spacious feeling.
The house is registered as habitation, connected to mains water and electricity and to municipal sewage.

The yard
You will fand an entirely walled yard of about 40m2. The floor is covered with tiles and artificial turf, which makes it very easy and convenient for you to maintain. There is a roofed barbecue area and sink, a hose and a concrete tank which can be used as a small pool to refresh yourself in summers.

THE RUINS AND RUSTIC LAND

Across the cobble street you will find two attached granite stone ruins, connected to 3000 m2 of land with mainly olive trees, oak trees, citrus trees and a well. There is an additional workshop/warehouse building measuring about 90 m2. Access is by cobble village street to the frontside of the ruins or by dirttrack to the back of the land and workshop.

The first ruin has walls of granite stone, 2 floors in its original state, with one entrance on ground level and an exterior stair to the entrance door of the first floor. The ceiling between the two floors does not exist anymore. The roof of has recently been renewed with metal beams and roof tiles. This ruin has a footprint of 30 m2.
Attached you will find another ruin with a footprint of 50 m2. It still has the front wall in granite stone to the streetside and a part of the backwall. There is no more roof.
From this division you have access to the adjacent land. On more than 3000 m2 you will find a lot of olive trees for your own harvest, some citrus trees, a huge granite stone well which can be used for irrigation, as well as oak trees. The back of the land has access by vehicle from a dirttrack. From here you can easily drive to the brick building (not registered) with ample additional space. It measures 90 m2, has electricity connection, a sandwich panel roof, concrete floor, windows and doors and could be used as a workshop or atelier or to store agricultural machinery for example.


LOCATION
The parish of Lardosa is only 4,5 kms away and has pharmacy, train station, swimming pool, groceries, council services, schools, cafés and restaurants. You reach the motorway A23 at 6kms distance. Castelo Branco and Fundão with all kinds of amenities and facilities are reachable within 30 minutes. Places to visit nearby: Historic villages of Monsanto or Castelo Novo, Serra da Gardunha, Marateca Dam...
